Today we're going to be speaking about mistakes that are common for first time home buyers. Today I have Joe Woodington, an agent with my team, and he's going to help me discuss these issues. There are three major issues that he's going to focus on today:
  1. Not being pre-approved: This is extremely important if you're looking to buy a home. You will look more serious in the eyes of the seller, and you will know what type of home you can afford to buy. This way, you won't waste time searching for homes that you cannot afford.
  2. Not sitting down with an expert: If you don't communicate with a professional about the process of home buying, you will miss out on a lot of opportunities to find good homes. Also, your process will not be as smooth and streamlined as it would be otherwise. Accepting help from a professional is in your best interest. The process of buying and selling homes is complex, and that is why there are professional real estate agents. 
  3. Making big purchases during the buying process: You really need to pay attention to this. Don't think about going out and buying a new car or new furniture that could ruin your debt to income ratio and disqualify you for a loan. I've seen people spoil their ability to close by doing this, so please budget wisely during your closing period.
